What to Consider When Planning a Property Demolition

Do you need to demolish a property? Perhaps you have purchased a piece of land which has been previously built on, or maybe you own a property that requires extensive repairs and you just want to start again rather than repairing the property piecemeal. When you plan to demolish a property, you will need to carefully plan the process with your demolition contractors to ensure that you achieve the desired result.

Do you need a partial demolition?

In many cases, you will want to knock down the entire property to ground level and start building something new, but that isn't always the case. There can be sound reasons for considering asking your demolition contractors for partial demolition. For example, perhaps only a part of your building is damaged or in need of replacement, or maybe you need to keep the frontage of your property to comply with local restrictions or heritage requirements. In some cases, it can be helpful to retain an exterior property wall to avoid setback rules applying to newly built properties. Using an existing wall can allow your home to remain located nearer to the property boundary than would be allowed in the case of a new build.

Planning a demolition

While the actual process of knocking down a building is not particularly complex, you can't simply call a demolition contractor and ask them to demolish a property. Before demolition can occur, the correct permits must have been issued, and all existing property services, including gas and electricity, must have been disconnected. While any demolition is ongoing, safety must be the primary concern, so before work is started, all necessary precautions will need to be in place to protect the general public and neighbouring properties. Hiring qualified demolition contractors is the only way to ensure that all these tasks will be properly completed in compliance with all the legal requirements.

Cleaning up the mess

Demolishing any property will always create a large amount of debris and rubble. Before hiring your demolition contractors, it is important that you ensure that they offer a clean-up service as a part of the contract. Check whether they cover things such as salvage, waste disposal and asbestos removal as standard. You can't afford to be left with an unexpected bill when your demolition contractors leave the site without removing all of the waste. Take the time to ask questions before you hire the company; that way you will know exactly what services are included and what to expect from your demolition contractors.

About Me

Damian's Damage Contractor Blog Hi, my name is Damian and this is my damage contractor blog. When my house was badly damaged by a fire, the damage contractors helped me to demolish the parts of the building which could not be saved and to repair those rooms and floors which could be restored. I live in a very large house and it is my pride and joy. Not only did the fire cause damage, but so did the water used to extinguish the blaze. I am so impressed with the service provided to me by the damage contractors. I hope you like this blog.
