Four questions to ask a demolition contractor

Whether you are demolishing a derelict property on a newly acquired piece of land or bidding a sad farewell to a family home that has suffered significant storm damage, there are many reasons to contact a demolition company. If you haven't been involved in demolition work in the past, it can be intimidating to start thinking about what is involved. To clarify things in your mind, it can be helpful to think through everything that you must check with the demolition company before work begins. Here are four questions that you should have answered before the demolition is allowed to proceed.

Does it all need to come down?

There are times when you certainly want the property levelled to the ground, but that isn't always the case. Sometimes, you can ask for a partial demolition and rebuild your home, incorporating the undamaged part of the building into the renovation. At other times, you may avoid planning problems with your local authorities by incorporating part of an existing property into a new building.  

Will you take care of the legalities?

Before demolition can take place, there must be permits obtained from the authorities.  The permits will demonstrate that the demonstration will take place safely and in an approved manner. A good demolition company should be happy to take care of all the permits for you, but check that they will do so, or you could find yourself in trouble if the permits aren't in order before the work starts.

Will you recycle materials?

Once the demolition work is complete, the company should tidy the site and remove all of the debris from the demolition. However, not everything from the property will be worthless. Some materials used in the construction of the building will have value and can be recycled. Removing items for recycling, either before or after the main demolition work, not only helps to clear the site but can be a good way of offsetting some of the costs of the demolition. It is always worth asking the demolition company what position they hold on recycling and how much money it can save you.

Do you have a proven track record?

All of the above questions are important, but one thing above all that you must ask the demolition contractor is how much experience they have in demolishing properties. You will want assurance that the company can complete the demolition safely and carry out the work on time.
